Georgetown County Chamber of Commerce recently issued the following announcement.
City of Georgetown Director of Planning & Community Development, Christopher Inglese, will introduce a proposed Urban Core Overlay District (UCOD) zoning text amendment. The proposed overlay district will establish zoning standards appropriate for the urban context in the area of Downtown Georgetown along Church and South Fraser Streets. The proposed UCOD includes these major zoning changes:
- Eliminates a 50’ front setback and establishes a 15’ build-to line
- Requires parking at the rear of the building
- Eliminates a 35’ height maximum and allows 5 stories or 55 feet and when not next door to a residential zone district, allows 10 stories or 110 feet within the UCOD.
- Provides urban architectural guidelines and establishes the Community Appearance Board as the design review board for development w/in the UCOD
- Relaxes parking requirements by allowing a reduction in parking when pervious materials are incorporated and bicycle parking is incorporated into the parking plan.
